Toronto's expensive housing market makes renovations a smart investment — but costs are higher than most Canadian cities due to labour rates, permit fees, and material delivery challenges in dense neighbourhoods.
Typical renovation costs in Toronto
| Project type | Typical cost range |
|---|---|
| Kitchen renovation (mid-range) | $25,000–$80,000+ |
| Bathroom renovation (full remodel) | $15,000–$40,000 |
| Basement development | $35,000–$80,000 |
Toronto-specific considerations
Condo approvals: Condo renovations require building management approval in addition to city permits. Factor in extra lead time for board review.
Heritage homes: Character homes in Leslieville, High Park, and Roncesvalles may have heritage restrictions and older systems (knob-and-tube, galvanized pipes) that add complexity.
Permits: Toronto Building Division permits are required for structural, plumbing, and electrical work. ESA permits apply for electrical changes.
